Tips for Maximizing Your Rental Listing Performance
Published October 17, 2026
A strong listing helps you attract good tenants and fill vacancies faster. Here are six things that make a real difference.
1. Use high-quality photos
Photos let renters see the property and picture themselves living there. Shoot in daylight, keep rooms clean and uncluttered, and include every room. (See Tips for Creating High-Quality Rental Listing Photos.)
2. Highlight the key features
Lead with the facts renters filter on: bedrooms, bathrooms, square footage and amenities such as laundry, parking or a gym. Mention what makes the location special, such as walking distance to campus, a bus stop at the corner or a great view.
3. Be descriptive
Go beyond “2 bed, 1 bath.” Describe the rooms and finishes: hardwood floors, a renovated kitchen, big windows, plenty of closet space. Specific details help renters decide.
4. Be upfront about costs
State the monthly rent, the security deposit and any fees or costs the tenant pays, such as utilities, parking or pets. Renters trust a listing with no surprises.
5. Make it easy to reach you
Keep your contact details current and answer inquiries quickly. A fast, friendly reply builds trust and often decides who gets the rental.
6. Get your listing in front of more people
Post on StudentRent.com, where students search by school and map, and share your listing link on your social media accounts and anywhere else your renters look.
Put these together and you’ll attract more inquiries from better-matched renters.
